However, the strong performance of India — Bengaluru, India — Hyderabad, and India — Chennai, which collectively saw a 15% increase in sales, indicates regional resilience and potential investment opportunities in these southern markets.
PropTiger, a real estate consultant acquired by Aurum PropTech, released data on primary housing markets for eight major Indian cities in 2025. The data revealed a 12% decline in total housing sales across these cities, from 4,36,992 units in 2024 to 3,86,365 units in 2025. This moderation in demand was largely driven by significant sales drops in the India — Mumbai region (26%), India — Delhi-NCR (13%), India — Pune (12%), and India — Ahmedabad (12%). In contrast, three major southern cities—India — Bengaluru, India — Hyderabad, and India — Chennai—bucked the trend, collectively recording a 15% rise in home sales to over 1.33 lakh units. India — Chennai saw the sharpest increase at 55%, followed by India — Bengaluru at 13%, and India — Hyderabad at 6%. India — Kolkata also showed growth with a 12% increase. Onkar Shetye of Aurum PropTech noted that 2025 was a year of recalibration, with buyers being more deliberate and developers managing supply to prevent inventory stress. The total new housing supply across the eight cities also fell by 6%, marking the lowest annual supply since 2021.
