Gurugram's total office stock has crossed 100 million square feet in 2026, making it North India's largest office market, according to a CBRE report. The city leased 40 million sq ft and added 21 million sq ft of new supply between 2021 and Q1 2026. CBRE projects the stock will expand to 120-125 million sq ft by 2030. Over half of the stock is green-certified (59 million sq ft), and one-third is institutionally owned (35 million sq ft). International occupiers leased over 17 million sq ft in the last five years. Gurugram attracted about USD 6 billion in investment inflows since 2018. The report highlights a structural shift toward institutional-grade, sustainable offices, with growing interest from life sciences and aviation sectors.
