According to ANAROCK Group, fresh supply of retail spaces in shopping malls across India's top seven cities declined 57% to 0.9 million sq ft in the first half of 2026, compared to 2.8 million sq ft in the same period last year. Gross leasing of retail spaces in malls stood at about 4.1 million sq ft in H1 2026, a 24% decline year-on-year. The supply shortage is attributed to delays in construction, land availability, rising land costs, higher capex commitments, and delays in government approvals. Anuj Kejriwal, CEO - Retail at ANAROCK Group Group, noted a persistent mismatch between Grade A retail supply and leasing demand over the past 16 years, leading to a chronically supply-constrained market. Vacancy levels have dropped to 6.7% in H1 2026. Historical data shows new supply fluctuated: 5.3 million sq ft in 2023, 1.1 million sq ft in 2024, and 5.2 million sq ft in 2025, while leasing reached a record 13 million sq ft in 2025.
