India data centre pipeline housing demand report

Square Yards, an Indian proptech company, released a report on August 3, 2026, projecting that India's proposed data centre pipeline of nearly 9,030 MW could generate about 4.33 lakh ecosystem jobs and create demand for 195 million square feet of residential space by 2030. The report highlights that India produces nearly 20% of the world's digital data but accounts for only 4% of global data centre capacity, indicating substantial room for infrastructure expansion. It emphasizes that data centres act as infrastructure anchors, attracting power, fibre connectivity, logistics, and commercial services, transforming surrounding regions into urban ecosystems. The strongest residential impact is expected in a 5-15 km 'Golden Ring' around major facilities. India — Maharashtra is projected to lead with over 54 million sq ft of residential demand, followed by India — Karnataka (28 million), India — Andhra Pradesh (23 million), India — Uttar Pradesh (22.7 million), India — Telangana (21.6 million), and India — Tamil Nadu (19.4 million). The report also notes that Tier-2 and Tier-3 cities, including Visakhapatnam, Noida, and GIFT City, will benefit from this growth.
