NX3 Commercial Group, a national net lease investment sales brokerage, announced the successful completion of an approximately $15 million, three-property 1031 exchange on behalf of a repeat United States — California-based client. The transaction involved the acquisition of three net lease assets across United States — Florida and United States — Texas: a Fogo de Chão restaurant in Katy, United States — Texas; a Longview Regional Emergency Center in Longview, United States — Texas, leased to Longview Medical Center and guaranteed by Community Health Systems; and a Cali Coffee drive-thru in Coconut Creek, United States — Florida. The client aimed to reposition capital out of United States — California into more tax-friendly, high-growth markets while transitioning into passive, hands-off real estate investments. Josh Ferrito and Matt Wister represented the buyer. In connection with the closing, NX3 Commercial Group promoted Josh Ferrito to Vice President, Investment Sales Team, following his seven transactions totaling over $20 million in volume year-to-date in 2026. The portfolio emphasizes long-term leases, strong credit, contractual rent growth, and minimal landlord responsibilities.
