According to ANAROCK Group's analysis of investor presentations of 11 leading listed Indian residential developers, their combined pre-sales are projected to rise 22.3% year-on-year to Rs 1.82 lakh crore in FY27, up from Rs 1.49 lakh crore in FY26. Ten of the 11 developers are expected to post positive pre-sales growth, with Oberoi Realty leading at 141% growth to Rs 13,000 crore, followed by Puravankara (51% to Rs 11,200 crore), Mahindra Lifespaces (41% to Rs 4,800 crore), Sobha (company) (31% to Rs 10,600 crore), Rustomjee (25% to Rs 5,000 crore), Brigade Group (22% to Rs 9,000 crore), Signature Global (22% to Rs 10,000 crore), Prestige Estates Projects (18% to Rs 35,300 crore), Lodha Group (17% to Rs 24,000 crore), and Godrej Properties (14% to Rs 39,000 crore). DLF (company) is the only developer expected to see a marginal decline, with pre-sales estimated at Rs 20,000 crore versus Rs 20,100 crore in FY26. The report highlights that despite rising property prices, elevated construction costs, and global geopolitical turbulence, demand remains healthy, supported by steady launch pipelines and sustained buyer confidence. Inventory-to-annual bookings ratios remain comfortable, ranging from 0.07x to 2.70x, with most developers holding less than 1.5 years of inventory. Aggregate net debt remained largely stable in FY26, with several developers maintaining net cash positions, indicating growth funded through internal accruals and operating cash flows. Listed and Grade A developers increased their share of new launches across major markets, reflecting a flight to quality among homebuyers and lenders.
